Mapping Arvada’s Income-Aligned Housing Supply | January 2024 Update

The Arvada Chamber of Commerce continues to track the proximity of the city’s income-aligned housing inventory relative to where onsite jobs are generally located, by analyzing real time supply of 60-120% AMI (area median income) housing inventory for sale or rent by zip code. Area median income, or AMI is described as the midpoint of a specific income distribution, and is an important metric in determining income-aligned housing options. According to The Department of Housing and Urban Development, this would describe salaries of $52,140 – $104,280 for an individual household, and $74,460 – $148,920 for a household of four. Those in the 60-120% AMI range are typically described as middle-income individuals and families, depending on household size. 

This report was generated with 2022 labor data from Lightcast and real-time housing data from Zillow and adhered to rental AMI caps issued by Denver Housing Stability. For sale 60-120% AMI housing caps at approximately $500,000.

Notable Findings

  • 80004 is home to the second highest population of resident workers but has the lowest number of housing units available and the lowest homeowner vacancy rate, but the highest rental vacancy rate. 
  • 80002 is home to the highest number of resident workers and the highest number of jobs and has the highest number of 60-120% AMI housing units available for sale
  • 80007 is home to the highest median household income and lowest number of housing units for sale or rent for middle-income earners
